PropTech 2026: From narrative to responsibility

The time of mere “scaling fantasies” is over. The latest blackprint
PropTech Report 2025 marks a turning point for the industry: 2026 will be the year of selection and commercial maturity.

Here are the 3 key insights that every real estate decision-maker needs to know now:

1️⃣ Market at all-time high – but selection is taking hold: With 1,472 active PropTechs, we are seeing record growth (+17 % vs. 2024). However, a healthy shakeout is taking place beneath the surface: there were 41 new business failures in 2025. Success is now only focused on resilient business models – arbitrariness ends here.

2️⃣ “Debt beats equity”: A bang for the buck in financing! While venture capital (VC) is declining at € 846 million, debt has established itself as the true scaling driver in 2025 at € 1.055 billion. PropTech is no longer just a VC game, but an integral part of real infrastructure and portfolio financing.

3️⃣ Relevance arises through compulsion: capital follows implementation. At 34%, the highest concentration of capital is in the area of energy efficiency. PropTechs prevail where regulatory pressure (ESG), operational efficiency and economic ROI coincide.

The conclusion for 2026: Innovation must pay off, be deeply integrated and have a short-term impact. Whoever takes responsibility for the business case wins.
